1. Vacant - Owners of vacant houses are more 
likely to be motivated to sell. They may have
more than one mortgage payment.

2. Must be fairly new to the market. Homes that have been
on the market a long time are not bought for a reason.
It usually has to do with price, condition or location.

3. It must be in move in condition or if it is not, the price for making
it move in condition would still keep the total price under fair market value.
